Most homes around here go under offer within four to six weeks of launching, though a well-priced home in a tight street can move in days. Really it comes down to the price you set and the time of year, and we will tell you where you sit on both before you commit to anything.

Usually not. Buyers pay for light, space and a home that has clearly been looked after — rarely for a new kitchen you chose under pressure. We will walk through and tell you which jobs actually return more than they cost, and which to leave alone.

It depends how much certainty you want. Selling first means you know your number and can negotiate hard on the next place. Buying first means you are not rushed into a move you did not choose. We will talk you through both against your own timing rather than a rule of thumb.

One of us walks through your home, then comes back with a considered range and the recent sales it is based on. It takes about half an hour and there is nothing to sign. Plenty of people we appraise are a year or two from moving.

Private treaty suits most homes in this part of Perth. Auction earns its keep when a property is genuinely hard to price — something unusual, or a street where nothing comparable has sold recently. We will say which we think fits and why.

We come back to you with what the feedback is actually telling us, and options. Sometimes that is the price, sometimes the photography, sometimes the timing. What we will not do is let a listing sit and go quiet on you.
